Form-based Zoning Regulations

 
Form-based regulations will determine the required pattern of development in the (2007) annexed lands. Zones specializing in a single use are discouraged.

The Form-based regulations could also be applied to undeveloped neighbourhoods in the pre-annexation areas. However, the Form-based regulations must apply to all lands in that neighbourhood and be reflected in an approved Area Structure Plan (ASP).

Form-based regulations set more stringent controls on building form and a building's relationship to the street and other public spaces, allowing greater flexibility relative to the use and density. Form-based regulations will address the basic necessities for forming good public spaces.

The proposed Form-based zoning regulations will become a stand-alone section of the Land Use Bylaw, separate from the Conventional zoning section.

Parts 1-5 of the Land Use Bylaw will apply to both the Conventional and Form-based zoning.

Parts 6-10 are for the Conventional Land Use districts.

Parts 11-18 will be for Form-based zones.
